Sourcing
Sourcing is the practice of finding, packaging, and selling property deals to other investors as a service. It is the model on which Elaman Homes is built.
What you sell
You sell the deal pack: the property's facts, comparable evidence, financial modelling, methodology, photographs, and a lender appendix. The investor uses the pack to make their own decision and contracts directly with the vendor.
What you don't sell
You do not sell access to the vendor's negotiation, do not handle reservation deposits, do not progress the transaction, and do not act as the investor's agent. If you do any of these things you are an estate or sourcing agent and must be registered with HMRC for AML supervision, the Property Redress Scheme, the ICO, and hold professional indemnity insurance.
Why it scales
A single well-presented pack can be sold to multiple investors (within reason — quality sourcers cap unlocks per deal to maintain trust). The marginal cost of an additional unlock is minimal. Recurring revenue from subscriptions plus per-deal fees compounds quickly.
