Elaman Group Ltd publishes property research. We are not:
- a property sourcing agent
- an estate agent or letting agent
- a financial adviser
- a tax adviser
- a solicitor or licensed conveyancer
What this means in practice
We do not act on behalf of property vendors, do not negotiate prices on behalf of investors, do not receive any commission or fee from a vendor, do not hold reservation deposits, escrow funds, or any other money belonging to either party, and do not progress any transaction.
Every investor reading our packs is responsible for their own due diligence and contracts directly with each vendor.
What we do
We:
- Identify properties trading below median for their postcode sector;
- Score each property across ten exit strategies using documented methodology;
- Publish a detailed pack containing the property's facts, comparable evidence, our modelling assumptions, photographs, distress signals, and a lender appendix.
What we do not do
We do not warrant the accuracy of any third-party data (Land Registry, ONS, EPC Registry, listing portals). We do not guarantee any return, any sale, any rental yield, or any financing outcome.
Use of our packs by lenders
Our packs are written to be useful to mortgage brokers and underwriters. They are not, and do not substitute for, an independent valuation. Lenders make their own decisions.
When this notice changes
We will update this notice if our model of operation changes. Material changes are notified to members by email.
