Terms of Service

These terms govern your use of the website and services operated by Elaman Group Ltd ("we", "us", "Elaman").

1. The service

Elaman publishes property research, including weekly editorial picks of UK residential investment properties, detailed property packs, and supporting written guidance. We are not a property sourcing agent, estate agent, or financial adviser. Every transaction in respect of a property is between you and the property vendor.

2. Accounts

To purchase a pack unlock, subscribe to a tier, or contact our concierge you must register an account. You are responsible for keeping your credentials secure and for any activity on your account.

3. Subscriptions and fees

Subscriptions are billed monthly or annually in advance, in GBP, via Stripe. Your subscription renews automatically until you cancel. You may cancel at any time from your account dashboard; cancellation takes effect at the end of your current billing period. Pack unlocks paid for a la carte are non-refundable once the PDF has been delivered.

4. Use of packs

Each pack is licensed to the purchasing member for personal investment use. You may share the pack with your own solicitor, mortgage broker, accountant, or business partners for the purpose of evaluating the property. You may not republish, resell, or distribute packs to third parties as your own work.

5. Information only

Nothing on the website or in any pack constitutes financial, investment, tax, or legal advice. Numbers in packs reflect Elaman's modelling assumptions, which are documented in each pack; the actual outcome of any investment depends on factors outside our control.

6. Termination

We may suspend or terminate your account if you breach these terms, attempt unauthorised access, abuse the concierge channel, or use the service in a way that creates risk for us or other members.

7. Liability

Our total liability for any claim arising from your use of the service is limited to the fees you have paid us in the twelve months immediately preceding the claim.

8. Governing law

These terms are governed by the laws of England and Wales. Disputes are subject to the exclusive jurisdiction of the English courts.

9. Changes

We may change these terms by posting an updated version on the website. We will email registered members when material changes are made.
